The Seller’s Checklist

Okay so you have your house listed for sale, you get an offer on it and the buyer has scheduled an inspection, now what do you do? It is in everyone’s best interest that the seller properly prepare their home for the inspector so that the inspector can properly inspect it. How should the seller prepare their home for a home inspection? Glad you asked! Below I made a list of things a seller should do to properly prepare their home for a home inspection, enjoy!

 

  • Access to the crawl space is unlocked and unobstructed;
  • Access to the attic above the house and/or above the garage is unlocked and unobstructed;
  • Access to the main water entry is unobstructed;
  • Access to the water heater is unobstructed;
  • Access to the furnace is unobstructed;
  • Access to the electric panel and any sub panels is unobstructed;
  • Access to the outdoor A/C condenser unit is unobstructed;
  • Access to any doors and windows in the home are unobstructed;
  • Access to electrical switches and outlets in the home are unobstructed;
  • Access to sinks, showers, and tubs is unobstructed;
  • Access to the plumbing below the sinks is unobstructed;
  • Access to the garage is unobstructed, if possible move all stored items to the center of the garage so the garage walls are exposed;
  • Access to the basement is unobstructed, if possible move all stored items to the center of the basement so the basement walls are exposed;
  • Access to the fireplace is unobstructed, please to not have a fire going the day the inspector is suppose to inspect the house;
  • The dishwasher, oven, and microwave are free of any dishes so they may be properly tested;
  • Make sure any animals or pets are put up or gone at the time of inspection;
  • All utilities are turned on at the time of inspection, this means gas,water, and electric;
